1. Local market knowledge (not just general California knowledge)
SLO County is its own world. Pismo Beach has different dynamics than Paso Robles. Oceano has different buyer profiles than San Luis Obispo. You want an agent who lives and breathes this specific market — not someone who dabbles in it between LA deals.
2. A track record of successful negotiations
Ask for recent examples. How many offers did they write before winning? What's their list-to-sale price ratio? A skilled negotiator saves buyers real money and wins deals in competition.
3. Transparent communication and fast response time
In a competitive market, 24-hour response times lose deals. Your agent should be reachable, proactive, and honest — even when the news isn't what you want to hear.
