How to Know If a Central Coast Home Is Actually a Good Deal

"Good deal" is one of the most overused phrases in real estate. Every listing agent thinks their listing is a good deal. Every buyer wants one. But what does it actually mean?

Here's how I evaluate whether a property represents real value — and what I look at before advising any buyer to move forward.

Days on market tells a story. A home that's been listed for 100+ days isn't necessarily a bad property. But it is a property worth examining closely. Why has it been sitting? Common reasons: overpriced, poor photos, limited access for showings, a correctable issue (smell, staging, deferred maintenance). If the reason is fixable and the seller is now motivated, that's potential opportunity.

Comparable sales are the anchor. The honest measure of whether a home is priced well is what similar homes have actually sold for — not what they were listed at. Recent sold comps within the last 90 days, within a reasonable geographic radius, with similar beds/baths/condition, give you a real number to work from.

Price per square foot has limits. It's useful as a quick filter, but it doesn't account for condition, lot size, views, updates, or location within a neighborhood. Don't let it be the only thing you look at.

Future costs matter. An older roof, original HVAC, aging plumbing — these aren't reasons to automatically walk away. But they're costs you need to factor in. A $750,000 house with a $40,000 roof replacement coming is effectively a $790,000 house.

Seller motivation changes the math. A seller who's been on the market for four months and has already bought another home is a different negotiation than a seller who just listed two weeks ago and is in no rush. Motivation creates flexibility. Flexibility creates opportunity.
