If you've been doing research, watching the market, and saving — you're already ahead of most buyers. Now let's turn that preparation into action. Here's your clear, step-by-step path from "ready" to "closed."

Step 1: Get pre-approved (not just pre-qualified).
A pre-qualification is a rough estimate. A pre-approval is a verified commitment from a lender. In a competitive market like the Central Coast, sellers take pre-approved buyers far more seriously — and in multiple-offer situations, it can be the deciding factor.

Step 2: Define your must-haves vs. nice-to-haves.
Be honest with yourself. Bedrooms, bathrooms, and location are non-negotiables. The granite countertops? That's a nice-to-have. Buyers who are clear on this move faster and feel better about their decisions.

Step 3: Hire a local expert, not just a licensed agent.
There's a difference between an agent who works the Central Coast and an agent who knows it. You want someone who can tell you why one block in Pismo sells for $100k more than the next, who has relationships with other local agents, and who can get you access before listings go public.
