Making Your Offer in Pismo Beach: A Step-by-Step Guide
Making Your Offer in Pismo Beach: A Step-by-Step Guide
You've found the one. Now it's time to make it official. Here's a straightforward walkthrough of what the offer and purchase process looks like in Pismo Beach — so there are no surprises.
Step 1: Determine your offer price
This is where local market knowledge matters most. I'll pull recent comparable sales ("comps") in the immediate area so your offer is grounded in data — not guesswork or wishful thinking. In a competitive situation, I'll also help you think through escalation clauses or other strategies.
Step 2: Write the offer
A California residential purchase agreement covers more than just price. We'll also determine:
— Earnest money deposit (typically 1–3% of purchase price)
— Contingency periods (inspection, financing, appraisal)
— Requested closing timeline
— Any seller concessions or credits you're asking for
Step 3: Submit and negotiate
Once we submit, the seller can accept, reject, or counter. I'll guide you through any counter-offer so you understand what's being asked and what makes sense to agree to.
Step 4: Open escrow
Once an offer is accepted, we open escrow with a title company. This is when the 30–45 day closing clock typically begins.
Step 5: Inspections and due diligence
You'll have a window — typically 17 days by default in California — to complete your inspections. I strongly recommend a general home inspection, and depending on the property, may also recommend sewer scope, pest, roof, and chimney inspections.
Step 6: Appraisal and final loan approval
Your lender will order an appraisal to confirm the home's value supports your loan amount. Once that clears and your loan is fully approved, we're on the home stretch.
Step 7: Final walkthrough and close
We'll do a final walkthrough of the property before closing to confirm its condition. Then you'll sign your closing documents, the deed records with the county, and the keys are yours.
